There is a specification buried in ORA Developers’ latest release that is harder to deliver than it sounds: in every villa at Y Views, each bedroom faces either the sea or a waterway. Not the principal suite. Every bedroom.

Y Views is a boutique collection of three- to four-bedroom villas inside BAYN, the 4.8 million sq m waterfront masterplan ORA is building on the Ghantoot corridor between Abu Dhabi and Dubai. Expression of interest registration is open now ahead of a formal launch on 25 August 2026, with prices from AED 6.5 million and handover in Q4 2029.

The community around it

BAYN is planned as a destination rather than a subdivision. The masterplan is built around a 1.2 km beach and a five-star resort, with a 204-berth marina, a business park, schools, healthcare facilities and a sports club. Fifty-five per cent of the site is kept as open space – an unusually high ratio for a development of this size, and the number that will shape how the community actually feels to live in.

The residential mix currently spans townhouses and villas, with further property types expected in later phases.

Inside the villas

The three- and four-bedroom homes come with four bathrooms and three parking spaces, on plots of 3,875 to 6,143 sq ft. At the top of the collection, plots stretch to 31,000 sq ft closer to estate scale than villa scale.

The water-facing orientation across every bedroom is the collection’s defining move. It constrains how each home can be positioned on its plot, and it is why the collection is deliberately limited in number. There are few direct comparisons for it anywhere on the Ghantoot corridor.

Payment follows a 60/40 structure: 10% on reservation, a further 10% within two months, 40% through construction and 40% on handover.

Between two cities

Ghantoot has always been the bridge between the UAE’s two largest cities rather than a destination in its own right. BAYN is an attempt to change that. The site sits roughly 35 minutes from Downtown Dubai and 45 minutes from Abu Dhabi Corniche, with direct access via Sheikh Zayed Road (E11), Sheikh Maktoum Bin Rashid Road and Mohamed Bin Zayed Road.

For buyers who divide their time between Dubai and Abu Dhabi, that position is less of a compromise and more of the appeal.

As betterhomes reports this new release, the appeal comes down to what sits behind the entry price:

“Buyers at this level are not short of waterfront options, so what they respond to is discipline. Orienting every bedroom in every villa toward water is a constraint the developer has chosen to hold, and you can feel it the moment you look at the floor plans – there are no compromised rooms at the back of the house. Add a 1.2 km beach, a marina and more than half the masterplan left as open space, and this becomes a place people move to rather than buy into. That is a different proposition, and it is why we’re advising clients to register ahead of 25 August.”
